Florida purchase
Four facts decide the file
A first Florida purchase usually turns on four facts: income, assets, the property, and how you will occupy it. This page describes those topics. It does not approve you, pull credit, or assign you to a program.
VA and USDA sit outside down-payment assistance. Eligible veterans and some buyers in qualifying rural or suburban areas may be able to buy with no down payment, under rules that are separate from the assistance programs above. Ask which certificate, map, or income limit applies before you tour.
Local assistance amounts change by county and by household income. The application can start with the Tokar Team. Danny Tokar is Producing Branch Manager and Ari Tokar is Branch Operations Manager.

01
Cash to Close Is the Usual Starting Point
Many first purchases do not require a 20% down payment. FHA, conventional, VA, and USDA each set their own cash rules, and assistance from a lender program or from a state, county, or city program can cover part of the down payment when the buyer and the address qualify. Whether any of that is available is decided on an application, after income, location, and loan type are known.

02
Two Gold Star Assistance Structures People Ask About
Gold Star Select is an FHA 30-year fixed that can include assistance of up to 5% of the price. It does not require you to be a first-time buyer. Gold Star Advantage pairs a conventional first mortgage with assistance set up as a 4% second mortgage on a 30-year interest-only term, for a primary-home purchase, and it looks for a 660 credit score. Both depend on credit, underwriting, and whether the program is offered where you are buying.

03
Credit, Student Loans, and Rent
A perfect credit file is not a requirement for every purchase program. FHA in particular is built for a wider range of credit histories. Student loans are counted in the full picture of income and debts; they do not, by themselves, end the conversation. Rent payments do not build equity in the home you live in. That comparison still has to be run on your numbers, including taxes, insurance, and association dues.

04
How the Tokar Team Usually Sequences It
First they ask where in Florida you want to live, what monthly range you have in mind, and which documents you already have. Pre-approval, when you choose to start one, is the point where income, assets, and credit are reviewed so you know a working number before you write an offer. After a contract, the same person stays with the file through underwriting and closing and walks through what you are signing.
