Investment and Commercial

A rental, a short-term stay, or a property you use for business is underwritten differently from the house you live in. The first step is the deal itself.

  • Short-term rentals
  • Commercial

The deal

Rent, occupancy, and the entity

DSCR, short-term rental, and commercial loans are categories, not offers. Each one has its own property, entity, and documentation rules.

Pre-approval, when you want one, is there so you can act on a property you have already underwritten in conversation. Speed still depends on the documents.

The Tokar Team can start these files as well. Danny Tokar is Producing Branch Manager and Ari Tokar is Branch Operations Manager.

01

Residential Investments

A first rental and a growing portfolio do not use the same paperwork. Programs in this group include DSCR loans, short-term rental financing, single-family rentals, small multi-family, fix-and-flip, and portfolio loans. DSCR looks at how the property’s rent covers the payment. The exact test, the entity, and the reserves are program rules, confirmed on the file, not described as a formula here.

02

Commercial and Business-Purpose Files

Owner-occupied commercial space, mixed-use buildings, larger multi-unit property, and ground-up construction are commercial conversations. Business-purpose loans and SBA loans are aimed at the business rather than only at personal wage income. The Tokar Team will say whether your current loan officer can take that file or whether a specialist needs to join it.

03

What We Ask Before Naming a Program

What the property earns, whether anyone lives there, which entity is buying, and when you need to close. Those answers narrow the list. They do not mean a program is available. If you already own other real estate, say so at the beginning. It changes the file.

04

From the First Call to Funding

Once a program looks plausible, the file is documented and kept moving toward the contract date. You should hear what is still missing. An investor or commercial loan is not approved from a form on this website.
