Refinance
A refinance replaces the loan you have. The useful first question is what you want the new loan to change, and what it will cost to make that change.

- Streamline
- Cash-out

What the new loan is supposed to change
Bring the statement if you have it. A conversation can start from the balance and the remaining term.
Once you choose to proceed, the file is prepared and submitted, and you will hear which conditions underwriting still needs. Signing happens only after you have seen the figures.
No form on this site pulls your credit. Sending a question does not start an application.

01
Reasons Homeowners Call
People ask about a different term, moving from an adjustable rate to a fixed rate, paying off the current mortgage with a new one, taking cash from equity for repairs or other goals, or dropping mortgage insurance after the equity is there. Each path has its own paperwork and its own costs. Those costs are itemized on an application, not promised on this page.

02
Put the Two Loans Next to Each Other
A refinance can cost money, and it is not useful for every file. The Tokar Team will set the new loan beside the one you have, including closing costs and how long you expect to keep the house, before you decide. This website does not claim you will pay less.

03
What to Have Nearby
A current mortgage statement is enough to start. The servicer, the balance, and the remaining term tell us what we are replacing. If you move forward, a typical file also asks for recent pay stubs, the last two years of W-2s or tax returns, recent bank statements, and your homeowners insurance and property tax information.

04
If a Streamline Exists for Your Loan
Some government loans offer a streamline refinance with that program’s own rules. We will not guess those rules on a marketing page. If your current loan is eligible, The Tokar Team will say what that version still requires, including whether an appraisal is part of it.
